4800 YONGE STREET CONDOS IN PRE-CONSTRUCTION BY MENKES DEVELOPMENTS LTD.
4800 Yonge Street Condos is a new mixed-use condominium development currently in pre-construction at 4800 Yonge Street in Toronto, Ontario by Menkes Developments Ltd. It will consist of a proposed 49 storey building with 536 units over a commercial podium designed by Arquitectonica and Turner Fleischer Architects.
4800 Yonge condos at sheppard centre
The 4800 Yonge Street proposal by Menkes currently is to amend the Official Plan to "permit 76% residential uses on a site designated for 100% commercial uses" as well as increasing the building height to 160 metres and permission for a higher density. This mixed-use development proposal consists of a 49 storey building with a total of 536 dwelling units. There will also be a five storey base with 11,688 square metres of office and retail uses and 37411.49 square metres of total residential . Total gross floor area of the project is 49,099 square metres. There is also six levels of underground parking proposed for 440 vehicular parking spaces with access from Bogert Avenue as well as 578 bicycle parking space proposed. The former plan at this location was for a proposed 25 storey office tower but now it is for a proposed 49 storey mixed-use building by Yonge & Sheppard.
4800 Yonge Street Condominiums is located at the southwest corner of Yonge Street and Sheppard Avenue West. The architectural design designed by Arquitectonica and Turner Fleischer Architects is that of an "elliptically shaped tower" with a five-storey "large rectilinear podium" which will hold the commercial space with retail use located on the first two levels and office space on the three upper levels.
The 4800 Yonge Condos is located steps to the Sheppard-Yonge Station and also steps from the Sheppard Centre where you can find shops, restaurants and banks. It is also located just to the west of the upscale Bayview Shopping Centre and the North York General Hospital and is situated north of Highway 401. It is also located close to the Don Valley Golf Course and schools such as Earl Haig Secondary School, Claude Watson School of the Arts, St. Edward Catholic School and the Horizons Secondary School.
